For Tenants

Booking a space is fairly simple. You search for your desired space, schedule a visit, once satisfied with the space, initiate booking. Remember, to  visit the space you are not required to pay any amount. 

After tenants visit the house and wish to book it, a request is raised to process the booking. In most cases it is done instantly however, some space owners require a confirmation before processing the request. In that case, it may take up to 24 hours to begin the process. The process is fairly simple:

  1. Book request is raised.
  2. Request is approved and on-boarding process beings (which may take up to 24 hours)
  3. Prospect tenant needs to submit documents for KYC. 
  4. Need to process the deposit and first month’s payment
  5. After KYC and payment is complete, tenant can move in.

WallKeeper performs a standard background verification before letting the space to tenants. This is done to maintain safety and security between the roommates and also between tenant and space owners. The following documents are required for KYC purpose:

  1. Aadhaar card / voter card / passport / driving license (ANY ONE)
  2. Permanent Account Number (PAN) card
  3. A cancelled cheque 

These information are not shared with any third party (including space owner) unless required for safety and security purpose with permission from law and order officials.

WallKeeper rentals are monthly and there is no minimum commitment period. Tenants can cancel their subscription at any time they wish to, and there will be no extra payment and/or deduction from security deposit amount. 

Deposit Payment Terms

  • Tenant needs to pay the mentioned amount on the listing as security deposit.
  • Tenant is required to pay a part of the security deposit, referred as the token deposit, at the time of booking.
  • The remainder of Security deposit post booking need to be paid 2 days(4 days if house is under owner confirmation policy) before the subscription start date.
  • The security deposit paid is mentioned in the rental agreement.
  • Security / token deposit can be paid either by demand draft or online.
  • In the case where a tenant chooses to make an internal transfer or upgrade his/her current subsription type, the difference in the amount of security deposit will be expected to be paid by the tenant before him/her making the actual transfer. In case the new rent is lower, the difference in deposit amount is adjusted against the following month’s rent.

Once your subscription is cancelled and you move out of the space, we perform few checks to ensure that there is no damage to done by the tenant to the property and that there is no overdue payment. Once these verification are done, the security deposit is refunded to you in the next ten working days

Pets are only allowed in the houses that show up on search once you select the “Pets Allowed” filter on the website.

WallKeeper in no way shall be liable for the upkeep of the pet or in the event any damage/ harm is caused to any co-tenant or co-tenant’s pet. Also, the owner of the pet will be liable to pay the cost of any damage caused to the property due to their pet.

WallKeeper houses are located in various cities across India in reputed society and safe locations. In order to maintain a peaceful environment of the society, nuisance or misconduct of any kind including but not limited to playing loud music beyond the permitted time limit, drinking/smoking in society corridors/ premises and consumption of illegal and banned substances are not allowed in WallKeeper spaces.

Internal issues/ fights among the tenants are better resolved among roommates. Involvement of WallKeeper is not beneficial and hence undesirable.

In the event tenant breaks any rules as stipulated herein or as contained in the leave and license agreement, WallKeeper on behalf of the owner, reserves the right to, issue appropriate notice including but not limited to Eviction notice to the tenant or charge a penalty amount of 8000 INR or more at its sole discretion.

You can easily renew your subscription by going to “My Account” > “My Subscriptions” > Selecting the subscription you wish to renew, then clicking the “Renew” button.

We understand privacy is very important to you. For that it is in our policy that owners must at any cost respect the privacy of the tenants. Owners can perform up to two inspection every month with prior appointment from the tenants. However, if there is breach, you can always get in touch with us. Your safety and privacy is of utmost importance to our team.

WallKeeper performs a property inspection on all the spaces listed. This is done in order to check if the house meets the WallKeeper standards.

WallKeeper checks if the house is as stated by the owner, in a livable condition, and in a safe neighborhood.

WallKeeper will pay you the Security Deposit on behalf of the tenant.  Security Deposit is paid to you either by cheque or online transfer. We do not deal in cash transactions.

Multiple parameters helps us determine the rent for your space. The most important ones are:

  1. Location and neighbourhood of the house
  2. Tenancy type chosen by you, i.e., whether you want to rent your house to singles or to a family.
  3. Size of the house and number of bedrooms
  4. Newness of the house

You receive your rents every month on 5th and it is paid by WallKeeper. You don’t have to take the hassle of collecting rent from the tenant.

No, you don’t need to have a fully-furnished space to list with WallKeeper.

However, if you want to rent out your space as a furnished-space, the house has to be fully-furnished as per WallKeeper standards. Don’t worry, you can either purchase the furniture from WallKeeper’s market place at reasonable prices or rent it with the rental packages we offer.

At the time of signing the Agreement, you will be required to provide a copy of the following documents:

  1. PAN card
  2. Electricity bill
  3. Water bill
  4. Maintenance bill
  5. Signed copy of insurance form
  6. Cancelled cheque
  7. Signed agreement
  8. Keys of the apartment

Yes you can. If there is no active subscriptions against your space, you can simply deactivate it for tenants to see it live and available. You can turn it back on anytime you wish either by calling us, or, by going to your listing dashboard.
